How to be ready by handover
The biggest furnishing mistake is starting after the finishing works are done. The optimal start is 4–5 months before planned move-in: the container then arrives exactly as the villa is ready, and the home never stands empty.

What does turnkey furnishing include?
Everything that fills a home: furniture to spec and custom-made, kitchens, sanitaryware, lighting, doors, textiles, tableware, appliances, décor and outdoor furniture. We source a specialist factory for each group, control quality on-site, consolidate everything into one shipment and deliver to your property.
Do you work with my interior designer, or do I need a finished project?
Both work. If you have a design project, we procure strictly to specification and help adapt items for production. If you do not, we build a specification from reference photos and your budget, and source equivalents at the right level. We work directly with designers and architects as their procurement partner.
How long does furnishing take?
Roughly 60–120 days from specification sign-off: custom furniture production takes 30–60 days, sea freight another 30–45 days. Timelines are fixed in the contract. The best approach is to plan furnishing in parallel with finishing works, so the furniture arrives as the property is ready.
Where do you deliver, and who handles customs?
We deliver to your property in Thailand (Phuket, Bangkok, Samui), Indonesia (Bali), the UAE, Kazakhstan and other countries. We handle export clearance, insurance, import customs with correct commodity codes and delivery to the villa. On request, we arrange assembly and placement through local partners.
What happens if something arrives damaged or defective?
The first line of defence is that defects should never leave the factory: we run AQL inspections during production and before shipment, and every batch is insured in transit. If damage does occur en route, it is an insured event — under the contract we arrange replacement or compensation. You are never left alone against the carrier and the factory.
Can I order only furniture, without the full package?
Yes. Furnishing works like a constructor: take only furniture, only sanitaryware and lighting, or any combination of groups — the threshold is the same, from $30,000 per project. Many clients start with one group and order the rest after seeing the quality and economics of the first delivery.
Can I see the furniture before ordering?
Yes, two ways. Remotely: material samples, live photos and video walkthroughs from factories and showrooms. Or in person: we organise a furniture tour to Foshan — in 3–4 days you handpick everything for your villa in the world's largest furniture cluster, while we guide, translate and lock in factory prices.
