Scope and opening date
We review the room schedule, public areas, brand standards and the target opening date.
We supply hotels, resorts and serviced apartments in Dubai and across the UAE with FF&E and OS&E sourced wholesale from Chinese factories. Furniture, tableware, textiles, lighting and fittings are specified once, inspected to AQL before shipment and delivered through Jebel Ali in waves timed to your opening date.
Price my UAE hotel projectA hotel opening in the UAE needs two very different supply streams. FF&E is the fixed and loose furniture, fittings and equipment: guestroom casegoods and beds, lobby seating, restaurant furniture, lighting, sanitary ware. OS&E is everything the operation consumes and replaces: tableware, glassware, cutlery, linen, amenities and small kitchen items.
Buying hotel supplies from China wholesale lets you source both streams from factories rather than distributors. We keep them in one programme, so finishes, brand standards and delivery dates match across rooms, restaurants, spa and back-of-house instead of arriving from five unrelated suppliers.
Most sea cargo for Dubai and the northern emirates is routed through Jebel Ali. We consolidate production from several Chinese factories into full containers at the origin port, so you pay for a container rather than for scattered partial loads, and we keep the cargo documents consistent from the first booking to final delivery.
The importing entity matters. A mainland consignee and a free-zone consignee follow different paperwork and different paths after the port. We set this up with you before production ends, so that the commercial invoice, packing list and consignee details are correct on the first submission and the shipment does not sit in the terminal waiting for corrections.
For planning we use the UAE figures of 5% customs duty and 5% VAT. These are starting points, not promises: the final treatment depends on the product code and on the consignee type, so we confirm it per category and put the landed cost next to the factory price in your estimate, before you commit.
Certificate and document requirements differ by product. Furniture, lighting, electrical items and food-contact tableware are not treated the same way. Before you pay a deposit we list what each category needs, collect the factory-side documents in parallel with production, and flag anything your customs broker or consultant must confirm. No surprises at the port.
Hotel supplies are repeated hundreds of times: one flaw in a guestroom chair becomes two hundred flawed chairs. So we start with a golden sample and, for furniture, a mock-up room that you approve before the run. That approved sample becomes the reference for the whole programme.
Before loading we inspect each batch to AQL under ISO 2859-1: dimensions and tolerances, finishes, stitching, hardware, completeness and export packing. You receive a photo report before the final payment, and defects are corrected at the factory, not in a half-finished hotel in Dubai.
A hotel does not need everything on the same day. We plan the delivery backwards from the opening: guestroom furniture first so installation can start, then public areas, restaurants and finally operating supplies and replenishment stock. Each wave is a separate production-and-shipping block with its own inspection.
This keeps storage costs under control and avoids paying for warehousing in Dubai while the building site is still finishing. It also gives you early visibility: if one factory slips, the schedule is rebalanced between waves before it reaches the opening.
We review the room schedule, public areas, brand standards and the target opening date.
We write specifications per category and compare vetted factories on identical terms.
You approve golden samples and a mock-up before the production run begins.
Contract with Incoterms, with payment released in stages against production milestones.
Every batch is checked to ISO 2859-1 and a photo report is sent before the final payment.
We consolidate, clear customs for your consignee type and deliver in waves to the site.
A hotel FF&E package priced two ways: local HORECA suppliers — versus contract factories in Guangdong with door-to-door delivery.

A consolidated estimate based on real 2025–2026 projects. Dream View prices are door-to-door: factory + freight + insurance + the flat 10% fee. An exact estimate for your project is calculated free of charge, before any contract.
Every batch goes through the same protocol — from the factory audit to the container seal. Defects are caught in China, not at your warehouse.
Business license, export history, a real manufacturer (not a trader), photo report from the site.
An approved reference for materials, color and hardware — the basis for any later claim.
Inspection of raw materials and semi-finished goods on the line: materials, geometry, spec compliance.
Sampling at AQL 2.5 major / 4.0 minor / 0 critical before the balance is paid. The batch is accepted or reworked at the factory's cost.
Every item is documented before packing; you sign off on the report.
Piece count and packaging verified at loading, container sealed.
The balance is paid to the factory only after you confirm the report.
An inspection costs a fraction of a percent of the batch. Skipping it costs rework, a delayed opening and a second freight run — at your expense.
Each category is sourced in its home manufacturing cluster in China — where the specialist factories sit — and checked against category-specific standards.

How cargo from China reaches Dubai, step by step.
What to specify when sourcing hotel and restaurant tableware.
Yes. We handle furniture, fixtures and equipment (FF&E) as well as operating supplies (OS&E): tableware, glassware, textiles, amenities and kitchen items. Everything is bought from vetted factories, inspected and shipped as one coordinated programme.
The standard planning figures are 5% customs duty and 5% VAT on the customs value. The exact treatment depends on the product code and on whether the consignee is mainland or a free-zone company, so we confirm it per category before you pay a deposit.
It depends on who owns the goods on arrival and where the hotel operates. We lay out both options with documents and timing, and align the commercial invoice, packing list and consignee details with your choice before production is finished.
Sea delivery is 30–45 days after production. We plan the order backwards from your opening date and ship in waves so rooms, restaurants and public areas arrive when the site is ready for them.
We work with projects from $100,000 a year. We build the scope across categories and combine them into shared containers, so even a mid-size property can be handled as one programme.
Before payment we ask which documents your product category needs for the UAE and collect them from the factory in parallel with production. We do not guess requirements: if something needs confirmation from your consultant or customs broker, we flag it early rather than at the port.
