E1/CARB P2, Martindale 50,000, PU foam 35–45 kg/m³, Blum/Hettich/DTC hardware
Modular villas, container homes, glamping pods and mini-hotel units sourced straight from Chinese manufacturers — the same factories whose products local dealers resell at 2–3× the price. We find the right factory, inspect production, ship by sea in 30–45 days and connect you with assembly partners on-site. Flat 10% fee on factory prices.
Fully finished volumetric modules — walls, wiring, plumbing, interior finish done at the factory. Assembled on-site in days, not months. From a single 40 m² unit to a 200 m²+ villa from several modules.
Expandable and flat-pack container houses: the cheapest way into a prefab. Ship as standard cargo, unfold into living space on-site. A working option for site offices, staff housing and starter rentals.
Geodesic domes, A-frame cabins, panoramic "star-view" pods, capsule houses. The unit economics glamping operators care about: a pod that pays back in 1–2 seasons instead of a building that pays back in ten years.
LGS (light gauge steel) house kits: a precision-cut galvanised frame plus panels, shipped flat. The most container-efficient format — a whole house packs into a fraction of the volume a finished module takes.
Insulated panel houses for warm and temperate climates: fast, light, budget-friendly. The workhorse of resort villages and worker accommodation.
Fully finished bathroom modules — waterproofing, tile, sanitaryware, mirrors — craned into hotels and apartment projects. One factory-made wet unit instead of five trades on-site.
Hotel-room modules with hospitality-grade finish: a room stock you can add unit by unit as occupancy grows, instead of building the whole block upfront.
The Instagram-famous "space capsule" cabins and architect-designed micro-homes — the format that fills a resort's booking calendar on photos alone.
Ex-factory price guide, based on current quotes from Chinese manufacturers. The final landed cost depends on specification, wind/seismic requirements, finish level and logistics to your site — we fix it in the contract before production starts.
*Reference point for the most requested format: a 2-bedroom modular house of 60–80 m² typically runs $25,000–50,000 ex-factory. Freight, duties and foundation are on top — we calculate the full landed cost per project, and it still lands far below what local dealers charge for the same unit.
A house built for northern China will not behave the same in tropical humidity. We spec anti-corrosion coatings, ventilation and insulation for your climate, and check the factory's certificates (CE, AS/NZS or local equivalents) against your country's requirements — before the deposit, not at customs.
Phuket, Bali and the Gulf each have their own wind-load reality; Indonesia adds seismic codes. The structural calculation must match your site, not the factory's default brochure. We put the required load ratings into the technical specification and have the factory confirm them in writing.
"Prefab" does not mean "no construction": you still need a foundation (usually a slab or piles — far cheaper than conventional), utility hookups and a crane day. We connect you with local assembly partners and make sure the factory ships anchor plans and assembly documentation in advance.
A finished module wider than 2.35 m stops fitting a standard container and moves into special equipment or flat-rack — freight can jump 2–4×. This is why flat-pack and expandable formats exist. We optimise the design for containerisation at the specification stage, where it costs nothing.
Prefab structures clear under their own commodity codes, and duty rates differ sharply between "building" and "building kit" classifications in some countries. We pre-calculate duties for your destination and clear cargo with correct codes — no cargo stuck at the port, no "pay extra at the border".
Your sketch, an architect's project or just a reference photo — we turn it into a factory-ready technical specification: dimensions, materials, loads, finish level, target budget.
China has hundreds of prefab manufacturers; a handful are right for your spec. We shortlist 2–4 factories, collect quotes, and get material samples and video walkthroughs of production lines — not catalogue renders.
Our team inspects at the factory: frame welds, insulation actually installed (not just quoted), finish quality, completeness against the spec. Photo and video reports at every stage. Defects never leave the factory.
Consolidation, marine insurance, export clearance and a 30–45-day sea passage to Thailand, Indonesia, the UAE or Kazakhstan. Landed cost fixed in the contract.
Through local partners we arrange foundation coordination, crane work and assembly to the factory's documentation. The factory stays on the hook for structural questions during installation — we make sure of it.
Batches of 5–50 units with unified specification and phased delivery. The same wave logistics we ran for a 350-unit condo-hotel outfit in Phuket — applied to pods and modules: capital is not frozen, units arrive as the site is ready.
One house, guest house or backyard unit — projects from $30,000. You get the same factory pricing a bulk buyer gets, plus inspection and full import handling, instead of wiring a deposit to a factory you found on Alibaba and hoping.
Room stock from modules: add 10 keys this season, 10 the next. Bathroom pods and finished room modules cut on-site construction time by months — and the finish spec is hospitality-grade, checked at the factory.
The same design project priced two ways: local showrooms — versus buying factory-direct in Foshan with door-to-door delivery.

Each category is sourced in its home manufacturing cluster in China — where the specialist factories sit — and checked against category-specific standards.

“I paid — and the goods never came” is the main fear of sourcing from China. Here is how we close it at every stage.

Get a consultationEx-factory: from $2,000–6,000 for a flat-pack container home, $8,000–18,000 for an expandable one, $350–950/m² for modular homes depending on finish, $25,000–50,000 for a 2-bedroom modular house of 60–80 m². On top: sea freight ($2,000–8,000 per unit depending on format and destination), duties and foundation. We fix the full landed cost in the contract before production — and even with everything included, savings versus local prefab dealers typically reach up to 40–60%, since dealers resell the same Chinese units at 2–3× the factory price.
A typical cycle: 1–2 weeks for specification and factory selection, 20–45 days production, 30–45 days sea freight, then 1–4 weeks for assembly depending on format. Plan 3–5 months door to door. Batches for glamping projects ship in waves, matched to your site readiness.
Yes — most Chinese prefab factories are OEM manufacturers and build to project. We turn your architect's drawings into a factory specification, verify structural calculations for your wind and seismic zone, and approve materials by samples before production. Catalogue models are simply the faster and cheaper route; custom is a normal working mode.
A properly specified LGS or modular structure is rated for 30–50 years; container homes for 15–25. The two things that actually determine lifespan are the spec (steel thickness, anti-corrosion coating, insulation) and factory quality control. That is exactly what we manage: contract-grade factories, written load confirmations and physical inspections during production. The stereotype about "flimsy Chinese boxes" comes from uninspected budget units bought blind from marketplaces.
For private buyers — projects from $30,000: that covers a quality 1–2-bedroom modular home or 2–3 glamping units with delivery. Our core format for developers and hoteliers is from $100,000 a year. There is no factory-side MOQ problem: unlike furniture, prefab factories happily ship a single unit.
Yes — Thailand (Phuket, Samui, Bangkok), Indonesia (Bali, Jakarta), the UAE, Kazakhstan and other destinations. Our office is in Phuket; sea routes from Chinese ports take 30–45 days. We handle export clearance, marine insurance and import customs with correct commodity codes for prefab structures.
Flat-pack and expandable containers: a local crew of 2–4 people assembles them in 1–7 days using factory documentation — we connect you with assembly partners in Thailand, Bali and the UAE. Larger modular projects get supervised assembly: the factory ships anchor plans and manuals in advance, and for batch projects a factory engineer can fly out to supervise the first units.
A container home is built on a standard container frame: cheapest, fastest to ship, limited to container geometry — best for budget housing, site offices and starter rentals. A modular home is a purpose-built volumetric module without container constraints: real ceiling heights, any facade, hotel-grade finish — the format for villas, resorts and anything guests pay to sleep in. Rule of thumb: containers when the budget decides, modules when the guest experience decides.
