E1/CARB P2, Martindale 50,000, PU foam 35–45 kg/m³, Blum/Hettich/DTC hardware
Most hotel furniture sold worldwide is made by a few hundred contract factories around Foshan — then resold by suppliers and distributors at 2–3× the price. Dream View works with these manufacturers directly: audited factories, AQL inspections, a flat 10% fee. We furnished a 350-unit condo-hotel in Phuket this way.
Beds, headboards, wardrobes, desks, nightstands and luggage benches in matched sets per room type.
Reception desks, statement sofas, lounge seating and feature tables built for a first impression and a 24/7 duty cycle.
Contract dining chairs, tables and bar stools rated for hundreds of covers a day, plus bar counters to your design.
Teak, powder-coated aluminium and all-weather rattan for terraces and gardens, with UV-stable finishes.
Sun loungers, daybeds, parasols and poolside sets in quick-dry foam and marine-grade fabrics.
Treatment beds, relaxation loungers and moisture-resistant cabinetry for wet zones.
One-off pieces made to your design project: CNC-cut, hand-finished, matched to the mock-up room.
Small-batch runs from 50 pieces for independent properties that refuse to look like a chain.
Solid wood, natural stone tops, brass details from the factories producing for premium international brands.
Wall panelling, built-in wardrobes and vanity units delivered as flat-pack kits with numbered assembly plans.
Impact-safe, certified furniture for play areas and family suites.
Hospitality-grade mattresses and flame-retardant upholstery produced in the same cluster.
The Foshan cluster in Guangdong is the largest furniture-manufacturing region on the planet: thousands of factories within an hour's drive, from casegoods and upholstery plants to hardware, foam and fabric mills. The hotel furniture you see in showrooms in Bangkok, Dubai or Almaty was, in most cases, made here — and marked up two to three times on its way to you. That concentration is exactly why buying at the source works: every component of a guestroom set can be produced, quality-checked and consolidated within one region.
The same cluster runs two parallel industries: retail furniture for homes and contract furniture for hospitality. A contract factory builds around duty cycle: reinforced frames, hinges and drawer runners rated for 50,000+ cycles, moisture-resistant desktop finishes, replaceable upholstery covers. Retail furniture can be beautiful and 30% cheaper — and it will be falling apart by the end of the first high season. The single most important question to ask any hotel furniture supplier is which of the two lines your order will actually come from.
Three markers separate a hospitality specification from a retail one. Board class: E1 (or stricter E0) limits formaldehyde emission in panels — mandatory for enclosed guestrooms, routinely skipped in cheap casegoods. Abrasion: upholstery for hospitality starts at 40,000 Martindale cycles, where typical home fabric is 15–20,000. Fire safety: flame-retardant treatment of fabrics, foams and mattresses certified to standards such as BS 5852 or CAL 117 — hotel operators and insurers will ask for the certificates, so ask the factory first.
Serious manufacturers here are OEM/ODM producers: they build to your design project rather than push a catalogue. A good factory takes drawings from your designer, produces a prototype, adjusts it and then holds the approved standard across the run. This is what makes custom hotel furniture from China viable at scale — and it is also where quality control matters most, because a factory that can make one perfect prototype still needs supervision to make 300 identical ones.
Every photo below was taken at our own projects and at the factories we buy from — not from a stock library.

We visit the production floor in person: real machinery, own production vs trading company, financials, export history and references from hotel projects. Roughly half of "manufacturers" online are resellers — an audit filters them out in one visit.
Before any run, the factory produces samples — or a full mock-up room for guestroom sets. Materials, shade, ergonomics and build are approved physically, and the sample becomes the legal quality reference for the batch.
Independent inspections at the factory — mid-production and pre-shipment — against the approved sample: dimensions, finishes, hardware, packaging. Photo and video reports before anything gets loaded into a container.
We test whether a factory can reproduce the same item months later: same shade, same hardware, same fabric lot logic. Critical for hotels — a reorder after three years must match the original 300 rooms.
E1/E0, flame-retardancy and Martindale test reports are checked with the issuing labs, not taken from a PDF in an email. A surprising share of forwarded certificates belong to another factory.
Factory price ×2–3, a catalogue limited to what they stock, 6–12 week quotes on custom items, no visibility into which factory actually made your furniture — and no recourse there either.
Factory price + flat 10% fee, any audited manufacturer in the cluster, custom production to your design, AQL inspection of every batch and full documentation. Typical savings: 30–50% of the distributor budget. On a 100-key hotel where room FF&E runs $4–8k per key at 3–4* and $10–25k at 5*, that difference is hundreds of thousands of dollars.
Need the whole project handled, not just the furniture? Specification from the design project, mock-up room, OS&E, delivery in waves against construction phases — that is our Hotel FF&E procurement service. This page is about the manufacturers; that page is about running the entire fit-out under one contract. And if you want to meet the factories in person, join a Foshan furniture tour.
A hotel FF&E package priced two ways: local HORECA suppliers — versus contract factories in Guangdong with door-to-door delivery.

Each category is sourced in its home manufacturing cluster in China — where the specialist factories sit — and checked against category-specific standards.

“I paid — and the goods never came” is the main fear of sourcing from China. Here is how we close it at every stage.

Get a consultationFactory-direct benchmarks: a full FF&E set for a 3–4* room is $4–8k, for 5* — $10–25k. The same specification through distributors typically costs 30–50% more. A single quality guestroom set (bed, headboard, wardrobe, desk, nightstands, seating) starts around $2–3k at contract-grade factories. We price the exact set from your design project before any contract.
Typical factory MOQs are 30–50 pieces per item for standard lines and 50–100 for fully custom designs — a fit for anything from a boutique hotel to a resort. Our project threshold is $30k for HORECA orders; full property fit-outs usually run under our core format from $100k per year.
Standard production is 30–45 days after sample approval; custom hotel furniture runs 45–60 days. Sea freight adds 30–45 days to Thailand, Indonesia or the UAE. Realistic door-to-door planning: 3–4 months from signed specification — start earlier if you need a mock-up room stage.
Yes — that is the core competence of China's contract manufacturers. They work OEM/ODM: your designer's drawings become a prototype, the prototype is adjusted and signed off (for guestrooms — as a full mock-up room), then the run is produced to that standard. Custom typically adds 10–20% versus catalogue items, not multiples.
Duty rating and certificates: reinforced frames, hinges and runners rated for 50,000+ cycles, upholstery from 40,000 Martindale cycles, E1/E0 boards, flame-retardant fabrics and mattresses. It can look identical to retail furniture and last 3–5× longer under hotel load. Operators and insurers will ask for the certificates.
Four checks: an on-site audit (real production floor, not a trading office), verified export licence and hotel-project references, certificates confirmed with the issuing labs, and a paid sample before any deposit on the run. Then AQL inspections during production and pre-shipment. We run all four for every factory we work with — or you can meet them in person on a Foshan factory tour.
Yes — Thailand (Phuket, Samui, Bangkok), Indonesia (Bali), the UAE and Kazakhstan are our main routes. We handle export clearance, insurance, clean customs with correct commodity codes and delivery to the property; carry-in and assembly available through local partners.
Three layers: the approved sample as the contractual quality reference, AQL inspection reports before shipment, and factory warranty on frames and hardware (typically 2–5 years for contract-grade lines). Your specification stays on file with us — a warranty claim or a reorder of the same item takes one email. Our track record is physical: 350 units of the Layan Green Park condo-hotel in Phuket, available for a site visit.
